The entrance hall opens into a generous sitting room with two large three-seater sofas, a big armchair, coffee tables, a smart TV (sign in with your own accounts), a dresser and a desk with chair. This flows naturally into the kitchen and dining room, which seats 6 comfortably at a large dining table. The kitchen is fully equipped with a fridge freezer with built-in ice machine, dishwasher, oven and hob, Nespresso Vertuo coffee machine, kettle, toaster, microwave, and a Sonos surround sound system. Crockery, glassware and cutlery all provided.
A conservatory off the kitchen serves as a laundry and cloakroom with a washing machine, tumble dryer, hanging space for coats, shoe storage, iron, ironing board and clothes airing rack. It opens directly onto the garden, which has a good-sized deck, lawn, festoon lighting, outdoor table and chairs, and a charcoal BBQ.
Upstairs there are three bedrooms. The master bedroom has a large wooden sleigh king bed, bedside tables, chest of drawers, wardrobe, armchair and fan. The second bedroom has two single beds which can be pushed together to make a king, a bedside table, chest of drawers, wardrobe, chair and fan. The third bedroom is on the top floor in the attic and has a king-size bed, bedside table, chest of drawers, work desk, chair and fan. Please note this room involves steep stairs to reach it, and there is a low ceiling in the centre of the room and a small step. It is not suitable for elderly guests or very young children.
The family bathroom has a sink unit with storage, a separate shower and a bath.
The house has a smart lock. Your unique door code is sent the day before check-in and stays the same for your entire stay. No key collection needed. Hairdryers are provided in all bedrooms.
You have full private access to the entire house, garden and all facilities throughout your stay. Two parking spaces ( four in cars parked up close behind each other) are directly in front of the house. Please only use the spaces in front of the property as the remaining spaces belong to neighbours.
Free overnight EV charging is available on the drive, just one cable available. Please use the cable attached to the charger as it is not detachable. If you wish to day charge then please contact us ahead of arrival for additional information and charging rates.
Please note that some cupboards inside the house and one of the external sheds will be locked for storage purposes. Everything you need for a comfortable stay is fully accessible. The back shed is available for guest use and bike storage.
A backup key fob is kept in the wooden bowl at the bottom of the stairs and can also be used to open and lock the front door.

NEIGHBOURHOOD
Old Basing is one of Hampshire’s most attractive villages, with real history, genuine community and countryside on the doorstep.
The Street Bakehouse is a two-minute walk and not to be missed. It won Baker of the Year in 2022, 2023 and 2025. Get there before midday for the pulled pork rolls. The Courtyard location in Lychpit is closest – turn right out of the house.
For pubs: The Crown is a great local. Bartons Mill sits by the river and is an easy walk through the Millfield. The Bolton Arms at the end of Milkingpen Lane is also worth a visit. All serve pub food, with Bartons Mill being the pick.
There is an excellent fish and chip shop at the end of Byfleet Avenue.
For supermarkets, Waitrose at Basing View is nearest. M&S Food Hall, Tesco and Boots are at Chineham Shopping Centre. A Co-op and the Old Basing Village Shop serve the village for everyday bits.
For days out: Hartley Wintney (15 mins), Odiham (20 mins), Festival Place in Basingstoke, Newlyns Farm Shop, Wellington Country Park. Basing House ruins and Basing Common are both walkable.
GETTING AROUND
Basingstoke station is five minutes by car with fast trains to London Waterloo. Junction 6 of the M3 is close by.
By car: SatNav to Bartons Lane. Drive past the sign for Bartons Mill pub and Basing House on your right, then turn left onto Little Basing. The house is the sixth on the right. What3Words: combining – prop – major
Parking: Two dedicated spaces directly in front of the house.
By bus: local services connect Old Basing to Basingstoke town centre regularly.

The garden watering system runs automatically on a timer overnight during summer months. Please do not adjust it. Some external lights are on timers, others are motion-activated.
The cupboard under the kitchen sink and the left-hand wardrobe doors in the master bedroom will be locked throughout your stay.
Bedroom 3 in the attic has steep stairs, a small step in the centre of the room and a low ceiling in the middle. It is not suitable for elderly guests or very young children but is a lovely, characterful room for everyone else.
Baby and toddler equipment is available including a highchair, potty, baby cutlery, baby plates and a hand mixer. A travel cot with waterproof sheet and fitted sheet can be provided on request – please let us know in advance.
A small first aid kit, board games and cards are in the dresser in the sitting room, along with spare light bulbs and appliance manuals in the purple folder. Please let us know if you use a bulb so we can replace it for the next guests.
The electrical consumer unit is on the wall in the sitting room near the corridor to the front door. The water stopcock is at the back of the corner cupboard by the kitchen sink.
Bin collections are every Tuesday morning. Black bin weekly, green recycling and glass bin fortnightly. Bins need to be put out to the roadside on Monday evening. Look at what the neighbours are putting out as a guide.
A gardener may visit during your stay and will knock and introduce himself. For longer stays, a mid-stay clean will be arranged.
